Choosing a Home Builder

Thanks to low interest rates and reduced spending due to stay at home orders, homes are selling extremely fast throughout much of the country. In addition to families looking to upgrade to a larger living space, several Millennials and first-time buyers are actively looking to purchase their first home. According to Statista, 58.1% of Millennials are expected to own a home by 2025. Used home inventory is at an all-time low. Instead of waiting months for the right used home to hit the market, prospective buyers could benefit from speaking with an experienced home builder. Buying a new construction home allows buyers to eliminate many of the maintenance and repair costs associated with older homes and appliances. It also allows buyers to personalize their home to their own unique style and needs. While working with a home builder provides numerous benefits, it’s important to take your time when selecting a builder. Purchasing a home is one of the biggest investments most people make. Locating the right builder ensures a smooth and successful home building process. Create a Concept Plan Before contacting a builder, it’s important to think about what you want and need in a home. Make sure to consider any future plans and goals in addition to the immediate needs of your family. An experienced home builder can show you different layouts and plans. They work with you to develop a design that meets both your functional and aesthetic needs. Make a List of Your Specifications Before speaking with a builder, make a list of the appliances, finishes, fixtures, and accessories you would like included with your home. Make sure to work with a builder that offers a variety of options. It’s also important to ask what’s included for the price. Consider The Floor Plans Offered By The Home Builder Be sure to consider all the options - builders offer a wide variety of options for buyers to personalize their homes and make it their own. Floor Plans for homes are often pre-determined – as they have been designed over many years of people living in them and providing feedback – but this means that purchasers have excellent and proven options to choose from. Research Your Home Builder Conduct thorough research on the builders, and if they have any experience working in the specific area where you are interested in living – be sure to check out their history, on-line reviews, etc. Additionally, sales representatives are very knowledgeable and can provide great insights. Don’t be afraid to ask questions! Consider Home Builder Warranty Programs Homebuyers looking to purchase a new construction home should consider a home builder’s warranty. Unlike a home warranty, which covers mostly appliances, a home builder’s warranty covers structural elements, materials, and workmanship. Although the features and elements covered vary from one warranty to the next, this important warranty provides new homeowners with peace of mind and protection if something goes wrong with the structural elements of the home. Establishing Your Home Work Space

Throughout the COVID-19 pandemic, many of us have had to make the switch to working from home. Although this provides a convenient option, it creates challenges for individuals and families as well. These challenges only increase when students return to school. With students’ distance learning and parents working from home, it becomes almost impossible to find the separation between the home and office. Although it’s important to stay productive at both work and school, it’s equally important to ensure you have enough space to relax and connect as a family. Creating Separation Between Work and Home Many parents find it difficult to juggle their professional and parenting roles when working from home. Children and parents may have multiple video calls running at the same time, creating background noise and distractions. This can create tension as family members attempt to talk over each other. For the working parent, background noise can impact job performance and make them appear unprofessional. Whether students are distance learning or have returned to school, it’s crucial that everyone has their own work space. Creating separate work spaces for each person in the household helps create a separation between home and office. This mental separation allows students and remote workers to focus on their work, making them much more productive. Creating a Work Space for Adults When creating a work space for adults, it’s important to choose a space that’s separate from the areas of the home commonly used to relax and unwind. The work space should remain as quiet as possible and have plenty of natural light. Although parents should be able to keep tabs on their children, it’s important to keep the work space as private as possible. Setting up a silent communication system can help parents avoid unexpected interruptions. For example, parents can set-up a system where a closed door means to come back later. Of course, parents should always make an exception for emergencies. Setting Up a Work Space for Students Many of the same ideas apply when setting up a work space for children. If your child doesn’t have a desk, now is the time to invest in one. Make sure they have access to everything they need to complete their work at home. Set-up their work space away from where they rest or play. The goal is to create a space where students can be just as productive as they would in the classroom. This is important even after students return to school. Students tend to complete homework more efficiently if they have their own work space. Ensuring Enough Space for Your Family Over the past eight months, many people have found their current home simply cannot accommodate the changing needs of their family. As a result, many individuals and families are purchasing larger homes. Homebuilders are taking the changing needs of individuals and families into consideration when building new homes. Many new homes, like those at Landsdale Frederick, offer enough space to give everyone a comfortable, quiet, and relatively private work space. Upgrading to a larger home allows parents and students to each have their own work space while maintaining space for family members to connect, relax, and unwind. Frederick’s fastest selling new home community, Landsdale offers thoughtfully designed homes built by the area’s top home builders. New Home Buying Checklist

Ryan Homes in Frederick MD

Ryan Homes in Frederick MD

Most Americans dream of owning a home. In addition to the pride and sense of accomplishment that comes with home ownership, homeowners pay less tax and save money over renting. Home prices tend to rise over time, making home purchase one of the best investments you can make. Despite the numerous benefits of homeownership, many people still worry about the home buying process. This makes sense when you consider the fact that buying a home is one of the largest purchases you can make. It’s important to learn all you can about the home buying process before taking this important step.
  • Clean Up Your Credit
If you haven’t already, now is the time to check your credit score. This is the number that mortgage lenders look at when determining your rate. A higher score means a lower mortgage rate. Although it isn’t necessary, it’s a good idea to resolve any issues on your credit report before shopping for a home.
  • Determine How Much Home You Can Afford
Figuring out your budget before shopping for a home can save you a lot of heartache later. In order to determine your budget you need to compare the amount of money your household makes each month after taxes to your average monthly expenses and debt. Keep in mind that the more money you put down on your new home, the smaller your mortgage payment will be.
  • Search for a Mortgage Lender
The mortgage process is often one of the most stressful parts of buying a new home. It’s not uncommon for prospective buyers to spend months on end trying to find the right lender. After locating a mortgage lender, prospective buyers need to get pre-approved for a mortgage. Fortunately, there is a way to streamline the process. Most home builders have their own mortgage company, allowing you to keep everything in one place. This makes financing easy and home builders often offer incentives to buyers that finance with them.
  • Determine Your Needs
Everyone has different needs when it comes to buying a home. While some people focus on the kitchen and amenities, it’s important to distinguish what’s really important. Consider making a list of both your wants and needs. This can help you determine which elements are negotiable.
  • Research Local Neighborhoods
Location makes a big difference when buying a home. Before viewing any homes, make sure you research the area and the school districts. Even if you don’t plan on having children, homes located close to good schools tend to have a higher resale value. In addition to good schools, make sure you research the local shopping centers, restaurants, grocery stores, and entertainment.
  • Start Touring Homes
Once you’ve determined the type of home you’d like to purchase, it’s time to start visiting them in-person. Although your real estate agent will help you through much of the process, it’s important to have some questions prepared before touring any homes. You’ll want to gather as much information about the home as possible including the year it was built, materials used, previous owners (if any), and renovations.  New Homes in Frederick County Located close to sought-after schools, shopping, dining, arts, entertainment, and recreation, Landsdale offers a wide range of home styles from five of the area’s most talented and experienced builders. Please contact us to schedule a tour and learn about our builder’s financing options. We look forward to hearing from you!

Thinking of Switching to a Different School District? Now is the Time to Buy!

Prospective buyers have many things to consider when buying a home. While it’s important to think about home size and amenities, nothing matters quite as much as location. After all, the location of your home has a profound impact on the way you live. For homebuyers with school-aged children, it’s important to research local school districts before purchasing a home. Even homebuyers that don’t have any children can benefit from considering this important, but often overlooked, factor.  The quality of the school district can have a significant impact on both home value and neighborhood. Good School District = Good Neighborhood Typically, a good school district equals a good neighborhood. Housing communities located close to good school districts usually have easy access to transportation, eateries, and entertainment. Homes in good school districts also tend to have higher home values and hold their value even in tough economic times. Evaluating a School District Multiple factors go into determining the quality of a school district. These factors include the age of the schools, condition of their facilities, student-to-teacher ratios, and standardized test scores. Fortunately, prospective buyers can find this information as well as school ratings by doing a quick search on the Internet. Homebuyers Need to Act Fast Families considering buying a home need to act fast if they want their children to start at their new school this fall. The home buying process takes time, and buyers will face stiff competition the longer they wait. It’s important that homebuyers begin the home buying process now. Many people mistakenly believe they have to settle for a smaller or older home in order to get their kids into a good school district. While it’s true that many excellent school districts have established neighborhoods, homebuyers can often find newer, more spacious homes close to good schools. Homebuyers with school-aged children could benefit from purchasing a new home in a planned community. In addition to fantastic location, these communities offer homes planned and built for families and access to state-of-the-art amenities. Frederick County New Home Community, Landsdale, Featured In The Washington Post

Oct. 22, 2019 at 6:00 a.m. EDT

In Frederick County, Md., about 40 miles northwest of the District, the aura is rural. On a recent sunny Monday afternoon, cows grazed in golden fields on farms framed by wooden fences in the shadow of the Catoctin Mountains.

That’s where 30 modern-farmhouse-style single-family residences are rising, part of the roughly 400-acre Landsdale community in Monrovia. Landsdale should have about 800 single-family detached houses and about 300 townhouses when fully developed.

Nancy and Robert Rivas and their children moved there in early October. “We looked for a rancher where we could retire in five years. When we saw the model, we looked at each other and thought we can look forward to the future,” Nancy Rivas said.

Jean and Christopher Mays are watching their house go up now and anticipate moving in next summer. They’ve lived in Gaithersburg, Md., for decades. “We’re really drawn to being in the country,” Jean Mays said.
